Landlords Annual Gas Safety Certificate
AS SAFETY REGULATIONS - Under the Gas Safety (Installation and Use) Regulations, landlords are under a duty to maintain in a safe condition any relevant gas fitting and any flue which serves any relevant gas fitting. This includes items such as gas fires, gas cookers, central heating boilers, and water heaters.
Safety checks must be carried out every twelve months. These checks and any repairs or maintenance must be carried out by a CORGI registered engineer (CORGI stands for the Council of Registered Gas Installers).
If there is more than one appliance in the property, each individual appliance must be checked and the results of the check must be recorded in a gas safety certificate.
Tenants
Tenants are entitled to see a copy of the gas safety certificate and should ask to do so at the beginning of the tenancy.
